How does Nella help landlords?
Nella connects read-only to the accounting software your property business is kept in and answers plain-English questions about those books — rent received, finance costs paid, what each property is contributing before finance costs, how much cash is left across the portfolio, and when your next filing and payment dates fall. It reports what is recorded in the ledger, which is what your tax return is ultimately built from.

Cash hides behind the mortgage
Rent arrives and most of it leaves again. Portfolio profit and portfolio cash are different numbers, and the gap widens as leverage rises.
Per-property truth is buried
A portfolio can look healthy in total while one property quietly loses money every month, and nothing in a bank balance tells you which one.
Finance costs are taxed differently
For individual residential landlords, finance costs are not deducted from rental profit — they are relieved separately, so taxable profit is higher than the cash position suggests.
Quarterly reporting has started
Making Tax Digital for Income Tax now applies to many landlords, so the books have to be current four times a year rather than once.

For individual residential landlords, finance costs such as mortgage interest are not deducted from rental profit. Relief is given instead as a basic-rate tax reduction, worth 20% of finance costs for the 2026/27 tax year. The restriction has applied in full since 2020/21. Source: GOV.UK.
Making Tax Digital for Income Tax applies from 6 April 2026 to landlords and sole traders with qualifying income (gross, not profit) above £50,000. The threshold falls to £30,000 from April 2027 and £20,000 from April 2028. Quarterly updates are cumulative and create no payment obligation; tax payment dates are unchanged. Source: GOV.UK.

It does not calculate your personal tax position, does not apply the finance-cost tax reduction, and does not see mortgage statements, letting-agent portals or personal accounts that are not in those books. It shows what the ledger records; a qualified accountant works out what you owe.
